Homeowners Insurance & Buying a Home in Northern Illinois

Homeowners Insurance Matters More Than You Think When Buying a Home

When people start thinking about buying a home, there are usually two numbers at the top of the list: the price of the house and the mortgage interest rate.

Those numbers matter. But they are not the only numbers buyers need to pay attention to.

As Vanessa Torres pointed out during a recent episode of our Listed Podcast:

“I think we always talk about your interest rate, how much prices have gone up. I think we need to go ahead and give them a reminder about homeowners insurance as well.”

That is something we are seeing become increasingly important for buyers here in Freeport, Stephenson County, Northern Illinois, and Southern Wisconsin.

Your Mortgage Rate Is Not the Only Rate That Matters

When you are figuring out whether a home fits your budget, it is easy to focus primarily on principal and interest.

But your actual monthly housing payment can include several other expenses, including property taxes and homeowners insurance.

And homeowners insurance is not necessarily going to cost the same from one property to the next.

The home itself matters.

Its age, construction, condition, location, replacement cost, and certain features of the property may all become part of the insurance conversation.

That means two houses with similar sale prices can potentially have very different costs to own.

A Real Example From Our Local Market

Christy Garnhart and Vanessa recently discussed a transaction involving a beautiful older brick home.

The house had ivy growing on the exterior, and visually, it added a lot of character.

But behind the scenes, that ivy became another issue that had to be worked through during the transaction.

As Christy and Vanessa explained on Listed, something that may look like a simple cosmetic feature to a buyer can matter to other professionals involved in the transaction.

Insurance companies have their own requirements. Lenders have requirements. Appraisers have requirements.

Or, as Vanessa put it during the conversation:

“You gotta make them happy too, right?”

That may sound simple, but it is an important lesson for buyers.

Buying a home involves more than finding a property you love and getting an offer accepted. There are a number of moving pieces that have to come together before you make it to the closing table.

Why Buyers Should Look at Insurance Early

One mistake buyers can make is waiting too long to think about homeowners insurance.

We would rather have our clients asking those questions early.

What might this home cost to insure? Are there features of the property that an insurance company could question? Does the age or condition of the home affect the policy? Could insurance materially change the monthly payment you were expecting?

You do not want to find the perfect home, structure your entire budget around a certain monthly payment, and only later discover that the insurance cost changes the equation.

This is also one of the reasons working with an experienced local real estate professional matters.

We cannot determine your insurance premium for you, and your Realtor is not your insurance agent. What we can do is help you understand the process, recognize when something may warrant an additional question, and make sure the right professionals are involved before an issue becomes a surprise.

Local Experience Matters in Northern Illinois Real Estate

National housing headlines can tell you what mortgage rates are doing or where home prices are trending.

They cannot tell you everything that is happening inside individual transactions here in our market.

That comes from actually being in the market every day.

At the RE/MAX Unites Golden Girlz Team, we work with buyers and sellers throughout Freeport, Stephenson County, Northern Illinois, and Southern Wisconsin. We see the appraisal questions, insurance concerns, inspection issues, financing requirements, title questions, and last-minute details that happen behind the scenes.

That experience matters because a real estate transaction is rarely just about the house.

It is about knowing what questions to ask and knowing who needs to be brought into the conversation.

Buying a Home? Look at the Whole Picture

Mortgage rates absolutely matter.

Home prices matter.

But when you are deciding what you can comfortably afford, look at the whole cost of homeownership.

Homeowners insurance needs to be part of that conversation too.

And if you are not sure what questions you should be asking yet, that is okay. That is part of what we are here for.

If you are thinking about buying a home in Freeport, Stephenson County, Northern Illinois, or Southern Wisconsin, talk with the Golden Girlz Team before you start making assumptions based solely on the listing price or interest rate.

We will help you understand the process, connect you with the right local professionals, and make sure you know what to be looking for along the way.

Frequently Asked Questions

Does homeowners insurance affect my monthly mortgage payment?
It can. If your homeowners insurance is paid through an escrow account, the premium is generally incorporated into the amount collected with your mortgage payment. Even when it is paid separately, it remains part of the overall cost of owning the home.

Should I get an insurance quote before buying a house?
It is worth discussing insurance early in the process rather than assuming every home will have a similar premium. Your insurance professional can give you property-specific information.

Can the condition of a house affect homeowners insurance?
Certain characteristics or conditions of a property may affect an insurer’s willingness to insure it, the coverage offered, or the premium. That is one reason buyers should involve their insurance professional before closing.

Is homeowners insurance the same thing as a home warranty?
No. Homeowners insurance and home warranties serve different purposes. Insurance generally addresses covered losses under an insurance policy, while a home warranty may provide coverage for certain systems or appliances depending on the agreement.

Why work with a local Realtor when buying a home?
A local Realtor sees what is actually happening in transactions in your market. In addition to finding homes and negotiating offers, an experienced agent helps coordinate the many professionals and deadlines involved in getting from an accepted offer to closing.
