Stephenson County Home Prices Reach $200K: October 2026 Northern Illinois Market Update
If you own a home in Stephenson County or you are thinking about buying one, October’s numbers are worth paying attention to.
For the first time in the market data reviewed by the RE/MAX Unites Golden Girlz Team, the average sales price in Stephenson County reached $200,000.
But that does not mean every home is suddenly selling for $200,000 or that every listing is flying off the market.
The October numbers actually show something more useful: buyers are still active, homes that are positioned correctly can move quickly, and price range continues to make a major difference in how the market behaves.
Here is what we are seeing across Stephenson, Carroll, and Winnebago Counties.
October 2026 Stephenson County Housing Market
Stephenson County includes Freeport and surrounding communities such as Lena, Dakota, and other areas throughout the county.
For the market period reviewed:
43 homes sold
Average sales price: $200,000
Average sale-to-list-price ratio: 98%
96 homes were currently for sale
Average active listing price: $278,000
The number that immediately stands out is the $200,000 average sales price.
That is an important benchmark for the Stephenson County housing market and another indication of how much our local market has changed over the past several years.
But sellers should not look at that number alone.
The average asking price of homes currently on the market was $278,000, considerably higher than the average price of recently sold homes.
That can happen when more expensive homes, acreage properties, or larger homes make up a greater share of current inventory.
It also tells us something we see every day in the field: different price ranges are behaving differently.
Stephenson County Homes Are Selling Close to Asking Price
Homes in Stephenson County sold for an average of approximately 98% of their list price.
That is an important number for both buyers and sellers.
For sellers, it shows that buyers are still willing to come relatively close to asking price when a property is priced appropriately for the market.
For buyers, it means assuming every seller will accept a significant discount may not be realistic, particularly when a home is newly listed and getting strong activity.
Of course, 98% is a countywide average.
One home may sell above asking price while another may require a reduction. Location, condition, updates, acreage, competition, price point, and the initial pricing strategy all matter.
That is why we look at the specific market around a property, not just one countywide statistic.
The Right Homes Are Still Getting Multiple Offers
Buyer demand has not disappeared.
During the market discussion, the Golden Girlz Team shared a recent example of a listing that received approximately 20 showings in one day and seven offers.
That does not mean every home in Stephenson County will receive seven offers.
It does show what can happen when the right home enters the market at the right price.
This is one of the biggest misconceptions we hear about the market right now.
Some people hear that homes are taking longer to sell and assume the entire market has slowed down.
Others hear about multiple-offer situations and assume every house is selling immediately.
The reality is somewhere in between.
Well-priced homes in competitive segments of the market can still move extremely quickly. Higher-priced or more specialized properties may take longer.
Higher-Priced Homes May Need More Time
One trend the Golden Girlz Team is seeing throughout the region is that homes at higher price points can take longer to sell.
The reason is fairly straightforward.
As the price goes up, the potential buyer pool typically becomes smaller.
A $175,000 home and a $500,000 home are not competing in the same market, even if they are located only a few miles apart.
That is why sellers should be careful when comparing their home to every property they see selling quickly.
The better questions are:
How are homes in your price range performing?
How much competing inventory is available?
How long are comparable properties taking to sell?
What are buyers actually paying compared with asking price?
Those numbers give you a much more useful picture of your market.
Acreage Is Still Getting Buyers’ Attention
Properties offering additional land continue to stand out in our local market.
We are seeing buyers place value on homes that provide more space, privacy, and acreage.
When an attractive acreage property becomes available and there are not many comparable options, buyers can move quickly.
That does not mean acreage automatically guarantees a premium or a fast sale.
Condition, usable acreage, outbuildings, location, taxes, utilities, and pricing all play a role.
But acreage is a good example of why real estate cannot be evaluated by county averages alone.
A property with several acres outside Freeport may behave very differently from a similarly priced home inside the city.
Carroll County Housing Market
Carroll County also produced some useful numbers this month.
Areas discussed included Savannah, Lanark, Lake Carroll, Mount Carroll, and surrounding communities.
For the market period reviewed:
19 homes sold
Average sales price: $279,000
Average sale-to-list-price ratio: 97%
60 homes were currently for sale
Carroll County’s average sales price was higher than Stephenson County’s during this period, while the overall number of transactions was considerably smaller.
That reinforces an important point when evaluating local real estate statistics.
A smaller market can be influenced more heavily by the specific mix of homes that happened to sell during a particular month.
That is why one month of numbers should be used as context, not treated as a prediction of what every property is worth.
Winnebago County Housing Market
Winnebago County, including Rockford and surrounding communities such as Durand and Pecatonica, naturally has much more transaction volume.
For the period reviewed:
338 homes sold
Average sales price: $239,000
Average sale-to-list-price ratio: 99.5%
315 homes were currently for sale
The 99.5% sale-to-list-price ratio is particularly notable.
On average, recently sold homes were closing very close to their asking prices.
That does not mean buyers should automatically offer full price on every property.
It means buyers need to understand the competition around the specific home they are considering.
A newly listed property receiving several showings may require a completely different offer strategy than a home that has already been sitting on the market.
What October’s Numbers Mean for Home Sellers
If you are considering selling a home in Freeport or elsewhere in Northern Illinois, the October data is encouraging.
Buyers are still buying.
Homes are still selling close to asking price.
And the right properties can still generate significant competition.
But none of that eliminates the importance of pricing correctly from the beginning.
One of the biggest mistakes a seller can make is assuming a strong market means they can choose any price and eventually get it.
Buyers have access to recent sales, competing listings, price reductions, property history, photos, taxes, and days-on-market information before they ever walk through the door.
If the market tells them a home is overpriced, they often know it.
At the RE/MAX Unites Golden Girlz Team, our pricing recommendations are built around what is actually happening locally. We look at comparable sales, active competition, buyer activity, property condition, location, price point, and current market behavior.
A strong listing strategy starts with the right number.
What October’s Market Means for Buyers
Buyers should take a slightly different lesson from these numbers.
You do not need to panic, but you do need to be prepared.
A desirable home that is priced correctly can still attract substantial attention very quickly.
Before the right property comes along, buyers should already understand:
their financing and buying power, what they are comfortable spending each month, which features are truly important, what compromises they are willing to make, and how they want to approach a competitive offer.
That preparation matters when a home receives multiple showings immediately.
At the same time, not every listing requires an aggressive offer.
Knowing the difference is where local market knowledge matters.
Why Northern Illinois Real Estate Is So Local
National real estate headlines can tell you whether mortgage rates moved or whether home sales increased across the country.
They cannot tell you what buyers are doing in Freeport this week.
They cannot tell you whether a particular price range in Stephenson County has more demand than available inventory.
They cannot tell you how acreage outside of town is performing compared with homes inside city limits.
And they cannot tell you whether the home you are considering is likely to receive multiple offers.
That is why the Golden Girlz Team continues to track the numbers across the communities we serve.
We do not just see the statistics after the month is over.
We see the showing activity, buyer feedback, offers, negotiations, price reductions, appraisal issues, and closings behind those numbers.
That is the information buyers and sellers actually need when making a decision.
Thinking About Buying or Selling in Stephenson County?
If you are thinking about selling, the question is not simply, “Is the market good?”
The better question is:
What is the market doing for a home like mine?
And if you are buying, knowing whether the overall market is competitive is only the beginning. You also need to understand the specific property, location, price range, and competition you are dealing with.
The RE/MAX Unites Golden Girlz Team helps buyers and sellers throughout Freeport, Stephenson County, Carroll County, Winnebago County, and Northern Illinois understand what is happening locally and make decisions based on actual market conditions.
